⭐Planning Approval ⭐
We’re pleased to share that we have successfully secured planning permission for the conversion and extension of a redundant barn to form ancillary accommodation to the main dwelling, along with associated works, at Rosudgeon, Cornwall.
Although the barn is not a listed building, it is part of a historic cluster of non-designated heritage assets, dating from the post-medieval period. Notably, the barn features a set of original bee boles built into its gable end – a rare and distinctive element that speaks to its agricultural history. These will be carefully preserved and retained as part of the approved design.
As part of the application, our team:
Prepared a comprehensive Heritage Assessment that evaluated the building’s historical context and significance
Produced detailed architectural plans and elevations, demonstrating a sensitive approach to the barn’s character and fabric
Developed a design strategy that balances heritage preservation with functional modern use, ensuring the barn remains legible within its historic setting
Provided ongoing planning advice and support to guide the proposal through the planning process
This approval reflects a strong example of collaborative and conservation-led design, and we’re proud to have helped bring this important building back into meaningful use while safeguarding its character for the future.

🏡 Refurbishment & Modern Extension | Progress On Site
It’s fantastic to see works well underway on this thoughtful refurbishment project, where a long-neglected dwelling is being brought back into use with care, creativity, and a clear architectural vision.
The scheme centres on the revitalisation of the original stone-built house, complemented by a bold, modern single-storey extension that creates a strong but respectful contrast. This new addition forms the focal point of the proposal — both visually and functionally — providing generous, light-filled living space that redefines the home for modern use.
The team at CPG were instructed to provide the building regulations, since we have been involved this has been a rewarding project for the team. Following the original approval, we revisited the scheme to obtain consent for a number of minor amendments — ensuring the design could evolve to meet the needs of the client and the constraints of the site. something that could not be achieved on the original application.
While often less visible, the building regulations phase is fundamental to translating design ambition into a safe, practical, and compliant reality. It ensures the scheme meets rigorous national standards covering structural integrity, energy efficiency, fire safety, accessibility, drainage, and more — all of which are vital to delivering a high-performing, future-proof home. In the case of an older property like this, Building Regulations also helped steer sensitive improvements to the existing structure, enhancing comfort and sustainability while carefully retaining its original character.

We’re excited to share a first look at this exceptional rural home currently under construction — a fantastic example of what can be achieved when vision, planning expertise, and collaboration come together.
Set within the rolling Cornish landscape, this new dwelling was originally approved as a barn conversion, forming part of a wider consent for the redevelopment of four traditional barns on a former agricultural holding. With the site no longer in active use, the opportunity arose to sensitively transform the space into high-quality homes that respect the rural character while meeting modern living standards.
The team at Cornwall Planning Group played a pivotal role in the evolution of this project — securing planning permission for both the barn conversions and replacement dwellings, preparing and submitting building regulations drawings, and arranging new build warranties to support the construction phase and future saleability.

We’re pleased to have been instructed on a significant and far-reaching project involving a former farm complex in Pendeen, West Cornwall.
Our involvement began with a comprehensive on-site measured survey and 3D scan of the entire site, providing an accurate foundation for the design process. The project will see the conversion of a traditional granite barn to create ancillary living accommodation, home office space and domestic storage, allowing the building to be retained and repurposed for residential use while preserving its historic fabric. A second barn is to be extended and adapted through a programme of alterations to bring it into domestic use, ensuring that the original character is maintained while meeting modern living standards.
The principal farmhouse will benefit from a first-floor extension and full internal refurbishment, enhancing its usability as the central residence within the complex. Several agricultural storage barns on site will also be refurbished to support the evolving residential function of the property. In addition, the removal of a modern portal-frame stable block will help to restore a more cohesive appearance to the complex and open up opportunities for more sensitive landscape treatment.
This is a unique opportunity to breathe new life into a historically significant group of buildings, and we look forward to progressing the project in a way that is both sympathetic and forward-looking. Updates to follow as the scheme develops.

✨ Project Showcase: Homelands – Modern Barn-Style Living in Cornwall ✨
We’re proud to share one of our recently completed projects—Homelands—a striking, detached modern home completed in 2024 and now on the open market with the brilliant team at Lodge & Thomas - Estate Agency Lodge and Thomas, Truro.
Cornwall Planning Group were pleased to support this project from start to finish, securing planning permission for the conversion of the existing building, its demolition and replacement, and providing full building regulations for the new dwelling.
Set within approximately 2.63 acres, Homelands was designed in the style of a traditional barn conversion and enjoys a wonderful setting—peaceful but not isolated—with open views toward Constantine Church and Nare Point in the distance.
The home features a light, airy layout with an entrance hall and plant room, kitchen/dining space, WC, and sitting room on the ground floor. Upstairs are two double bedrooms, each with built-in wardrobes and shelving, along with a bathroom including a separate shower cubicle. Underfloor heating has been installed on the ground floor, with radiators upstairs to keep the home warm and comfortable year-round.
A fantastic collaboration and a great example of how considered design and planning can bring a vision to life.
