Congratulations on securing Listed Building Consent & Planning Approval for a spectacular new distillery and visitor centre — an exciting new addition to the Bodmin Jail Hotel!
The collaborative approach between CPG, the Cornwall Council Planning Team, the Local Planning Authority and consultees has been extremely important in achieving this successful outcome.
We would particularly like to recognise the positive and constructive approach taken by Cornwall Council’s Planning Team throughout the process. Early engagement, open dialogue and a willingness to work collaboratively helped identify and address key planning and design considerations at an early stage.
Cornwall Council’s valuable pre-application services, including the Design Review Panel, provided an important opportunity for professional discussion and constructive feedback before submission. This collaborative approach demonstrates the real value of early engagement between applicants, planning officers, consultees and the wider design team in bringing forward high-quality development.
Cornwall Planning Group is delighted to have provided a comprehensive range of planning, architectural, construction and condition discharge services for our client, supporting the project from its early development through the planning process and beyond.
A fantastic development for Bodmin, supporting investment, tourism and the visitor economy, while creating another exciting chapter in the story of the historic Bodmin Jail Hotel.
A great example of what can be achieved through positive engagement, good design and a collaborative planning process.

Tested & Performing. Another New Home in Rame 🏡✅
A recent visit to Rame, where we carried out the Air Pressure Test on this newly constructed dwelling.
With construction nearing completion, the air test is a key final-stage assessment, checking the airtightness of the building envelope and helping demonstrate that the property meets the required energy performance standards.
It’s always rewarding to see a project reach this stage and the finished dwelling take shape, bringing together quality construction, energy efficiency and modern building performance.
Cornwall Planning Group have been pleased to provide the technical and compliance support required for the development, helping the project progress towards final completion.
Great to see another Kitley Homes development reaching the final stages, and a pleasure to support the project along the way.

Finally our town may get more of the businesses that we need! Too many have to leave the town to get anything they need!! Let’s bring people to the town instead of leaving and creating More jobs for locals
If believe it would have been better for the local economy to have local cafes instead of a global franchise.
McDonald’s rumours were true!! 😜

Planning Permission Secured for Footsteps of Discovery! 🌿
We’re delighted to have secured planning permission for Footsteps of Discovery helping to support the continued growth of their fantastic outdoor education offering.
The permission provides greater flexibility for educational visits throughout the year, alongside the retention of non-permanent structures on-site for extended periods. This will help Footsteps of Discovery meet demand from schools, colleges and other organisations while maintaining the seasonal, outdoor character that makes the site so special.
🌳 Footsteps of Discovery provides hands-on outdoor learning experiences, giving young people and other groups the opportunity to develop practical skills, confidence, resilience and teamwork in a unique woodland environment.
It has been a pleasure working with the team and helping them navigate the planning process to achieve a positive outcome. Their passion for outdoor education and creating meaningful experiences really shines through, and we’re pleased to have played a part in supporting their plans for the future.
A fantastic result for a fantastic organisation, congratulations to everyone involved! 👏

Bringing a First Floor Extension to Life.
Every successful extension begins with an accurate understanding of the existing property.
For this project, our team carried out a 3D laser scan survey of the property, capturing millions of precise measurements to create a highly detailed digital model. This technology allows us to accurately record the existing building, reducing the need for repeat site visits and minimising the risk of errors throughout the design process.
Using the scan data, we developed detailed existing drawings before designing a first floor extension that integrates seamlessly with the existing home while maximising the available living space.
By combining modern surveying technology with thoughtful architectural design, we can produce accurate planning drawings, streamline the design process, and provide our clients with confidence before construction begins.
Whether you're considering a first floor extension, loft conversion or a complete home transformation, investing in accurate survey data from the outset can save both time and money later in the project.

The First Step Towards an Exciting Home Transformation.
We recently visited a beautiful property in a stunning location to carry out a comprehensive site survey and 3D scan, marking the first stage of an exciting home transformation.
Every successful project begins with a thorough understanding of the site. By capturing accurate measurements and detailed existing conditions, we can develop well-considered proposals that respond to both the property and its surroundings, ensuring the design process is built on a solid foundation from the outset.
Working in such a fantastic setting makes the process even more rewarding, and we're looking forward to helping unlock the full potential of this home through thoughtful design and careful planning.
We can't wait to share the next stages of the journey as the proposals begin to take shape.

Design Meeting On Site.
It's always rewarding to get back on site and see a project progressing from drawings to reality.
We recently attended a design meeting for this exciting new build dwelling, where construction is making excellent progress. The piling and ground beams are now complete, with the first courses of the substructure blockwork beginning to take shape, an exciting milestone as the new home starts to come to life.
Being on site provides an opportunity to review progress, discuss the next stages of construction and ensure the project continues to develop in line with the approved design. It's always satisfying to see the transition from concept and planning to the early stages of construction.
We look forward to seeing the build continue to progress over the coming months and watching this new home take shape.

Planning Permission & Listed Building Consent Granted!
We are pleased to have secured Planning Permission and Listed Building Consent for works to a listed property near Newquay.
The approved works include a sympathetic internal refurbishment, the repainting of existing windows, and the replacement of an existing uPVC window, carefully designed to preserve the character and significance of the building.
Listed buildings are designated for their special architectural or historic interest and are protected to ensure their significance is preserved for future generations. Consequently, even relatively modest alterations can require Listed Building Consent, with proposals needing to demonstrate that they will preserve the building's historic character and heritage value.
Securing consent for works to a listed building requires a thorough understanding of heritage legislation, planning policy and the significance of the asset, supported by a clear and well-justified planning strategy. By carefully balancing conservation objectives with the practical needs of the property, we were able to achieve a positive outcome for our client.
Whether a project involves minor alterations or more substantial changes, obtaining the appropriate consents at an early stage is key to delivering successful proposals that respect our historic built environment while meeting the needs of property owners.

Seeing the Bigger Picture with Drone Surveying.
We recently carried out a site visit using high-resolution drone imagery to capture a detailed aerial view of a property and its surrounding landscape. This technology provides a unique perspective that isn't always possible from ground level, allowing us to accurately assess the dwelling, roof layout, access arrangements, neighbouring properties and the wider setting.
By capturing comprehensive survey data at the outset, we can make informed decisions from the earliest stages of a project. Drone imagery enables our team to identify opportunities and constraints early, ensuring proposed extensions and alterations respond positively to both the existing property and its surroundings.
Combining the latest surveying technology with our architectural and planning expertise allows us to develop accurate designs, improve project efficiency and reduce the need for repeat site visits. It also provides clients with a detailed visual record that supports the project from initial concept through to completion.
Whether you're planning a home extension, renovation or complete property transformation, investing in accurate survey information is one of the best ways to set your project up for success.
